Lake Chapala · Ajijic
Buy or sell at the lake with confidence.
We’re Russ and Mike. Before you make an offer or set a price, we show you what similar homes nearby actually sold for. That way you know where you stand, and you never have to guess.
How we can help
Buying, selling, or just asking
Buying
We look at every home for sale, not just ours, and we’ll tell you honestly if one is priced too high, even one we could earn a commission on.
How we help buyers →Selling
Most homes here that don’t sell were simply priced too high. We show you what homes like yours actually sold for, and suggest an honest price range before your home goes on the market.
How we help sellers →Just asking
Moving next month or a few years from now? Ask us anything: what buying really costs, whether you can own a home in your own name, what’s selling near you. No pressure, and we won’t keep chasing you.
Start with our guides →The homes themselves
Built by hand, one at a time
Price is only half the story. Homes here are made by hand by local craftsmen. Brick ceilings are curved by eye, stone is carved just down the road, and floor tiles are made from local clay. Almost no two are alike.
That’s why a listing that just says “Brick, Flat roof, Tile, Mexican style” tells you very little. The best way to know a home is to stand in it. We’d love to show you around.
We did this ourselves five years ago, and we remember every part nobody warned us about.
RUSS & MIKE · SAN JUAN COSALÁ
We bought in our own names. We chose a notario (the official who handles the sale) without knowing how to pick one. We waited on the appraisal. We signed a closing statement full of charges we’d never heard of.
So we know which parts really need your attention, and which parts just feel worrying. We’re happy to walk you through all of it.
Our guides
The two questions everyone asks
What does it really cost to buy?
The price you agree on isn’t the whole bill. Here’s what the extra costs are, roughly how much each one runs, and which ones you can do something about.
Read the guide →Can I own a home in my own name?
Yes. Unlike the beach towns, Lake Chapala doesn’t need a bank trust. Your name goes right on the deed. Here’s what that means, and the one kind of land to avoid.
