The right price is what sells a home.
Around the lake, homes that never sold were asking about 13% more per square meter than similar homes nearby that did sell. In most cases, the home was fine. The price was simply too high.
Where that number comes from
We keep our own record of every home that has been for sale around the lake, including the ones that never sold. Once a home comes off the market, it usually disappears from the listings, so most people never see it again. We kept them. That lets us compare what unsold homes were asking with what similar homes actually sold for.
The pattern is the same almost everywhere around the lake. About 13% is typical, and in a couple of neighborhoods it’s over 30%. In a few places it goes the other way, where good homes have been priced too low.
We’ll show you the figure for your own neighborhood, and how many sales it’s based on. That matters. A number based on only three sales is just a hint, and you deserve to know the difference.

We negotiate with the facts
When an offer comes in below your asking price, the real question is how it compares with what similar homes have sold for. Around the lake, homes usually sell for about 97% of their asking price. So if you’re asking $400,000, an offer around $388,000 is normal. We’ll know the figure for your neighborhood.
Good to know
We’ll give you our honest opinion of your home’s value, in writing. It isn’t a formal appraisal (avalúo). Only a licensed appraiser can do that, and you may need one for tax or inheritance matters. If you do, we’ll help you find the right person.
We also never quote a high price just to win your listing. If another agent suggests a much higher price, ask them which recent sales it’s based on. It’s the most useful question you can ask.
